750 Ivy: Plans & Elevations

Exterior

West ElevationThe exterior features low-maintenance, sophisticated fiber-cement panels in an off-white color with a medium grey standing-seam metal roof and natural cedar siding accenting the front entry.

South Elevation

The attractive corner lot allows for the garage to be placed on the side street providing convenient access and unobstructed southern exposure which the design exploits using a translucent, insulated wall system to capture winter sun (shades will protect this exposure in the summer).

The front of the house strives to be compact and understated on the lot, using only 28 ft. of the 50 ft. lot. This maintains a smaller scale and enhances the side patio which becomes a central feature of the home. Located on the north side the patio would be an ideal warm-weather entertainment area and connects seamlessly with all the public, entertaining spaces of the home.

Interior

Main Floor

The main level features an open living/dining/kitchen area that will serve as the primary public and entertaining space in the house. The main living space opens to the side patio through a sliding wall of glass. The kitchen offers an island with seating space as well as a desk nook and a large pantry. The garage connects to the kitchen area through a mud room. Ceilings are 10 ft. throughout this level. Main floor master opens to side yard (the master bedroom could be configured on the upper floor if preferred). The free-standing steel stair is located in front of a 20 ft. translucent, insulated wall.

 Lower Level

The lower level offers 3 bedrooms, 3 separate bathrooms and a huge family room. Additional spaces such as a wine room could be easily configured in the lower level. The lower level will have clerestory windows and be partially above grade.

Upper Level

The upper level features flexible, quiet space away from the main areas of activity. These spaces could be configured for various uses: master bedroom, guest room, office or studio. The upper level offers private outdoor spaces that are complemented by vegetated roof spaces.
